Am I covered by insurance?

Yes, your apartment is covered by insurance, at no extra cost to you. When your apartment is sublet on our platform, we ask subtenants to pay a deposit, which we can release in the event of damage.

Who will live in my home?

Sub-tenants are French or international students who come to France for a few months' mobility (internship, stay abroad, Erasmus...). Generally, they are students who come to study at our partner schools or universities. During the summer (May-August), the apartment can be rented on a short-term basis.

How much does your service cost?

Our management fees are €290.00. They are payable when the apartment is sublet and are deducted from your first rent payment. If the apartment is not sublet, you pay nothing. We then manage your apartment without charging any commission, and you receive 100% of your rent, including charges.

How do I get the keys?

For keys, nothing could be simpler: you entrust us with 2 sets of keys, and if you have an extra set, you entrust it to a trusted member of your family who lives nearby. While you're away, we take care of key management.

Is subletting legal?

In France, subletting is legal as long as you obtain written authorization from your landlord. We send you a sublease file to send to your landlord or agency to obtain authorization. If necessary, we can contact your landlord to discuss the matter with him/her.

How much notice should I give?

We recommend that you contact Swwitch as soon as possible. Even if you don't yet have your mobility dates, you can still get in touch with us. This will give us time to contact your landlord, take photos of your property and create your ad. On average, we recommend that you contact us at least 2 months before your departure.

Do I have to remove my belongings during the sublease?

During the sublease, we need the apartment to remain furnished. You therefore leave all your furniture (bed, TV, cupboards, etc.). We ask you to remove at least all your clothes and valuables (financial or sentimental). During the sublease, you must provide us with a comforter, two pillows, internet access, kitchen utensils, a vacuum cleaner and a broom. We take care of bed linen and bath towels.

I don't have my mobility dates yet. What should I do?

No worries! You can still get in touch with us. Then we'll work around your dates!

What about my rental charges?

All your rental charges are reimbursed: water, electricity, heating, internet...

For electricity and heating, you send us your monthly statement from your EDF account, which gives rise to a second repayment in addition to your rent.

The following charges are not reimbursed: condominium fees, household waste taxes.

How often do I receive my rent refund?

At the beginning of each month, between the 1st and the 5th, you will receive your rent reimbursement for the previous month. Example for February: rent paid between March 1 and 5.

If we collect the apartment in the middle of the month, the rent repayment is calculated on a pro-rata basis.

Can I keep my APL?

Legally, you can keep your APL if you leave France for less than 4 months. After 4 months, you must legally stop receiving assistance.

If you do not stop your subsidies, the amount of your APL will be deducted from your rent repayment.

You can't find a subletter. Will I get my rent back?

As soon as we receive the photos and essential information (rent, location, etc.), and after visiting your property, we assess its subletting potential.
If we consider that there will be no demand, we inform you immediately and refuse to manage the property, so as not to waste your time.

Some apartments may benefit from a rent repayment guarantee.
This guarantee only applies to properties that meet strict specifications: high standing, excellent location, quality amenities and rent in line with the market.

For most apartments, we offer traditional management: monthly repayment of rent including charges, except when the apartment is not sublet.

However, it's very rare that we don't find a subletter. We do everything we can to maximize the visibility of your ad:

  • Professional photo shoots

  • Strategic, multi-platform distribution of your advertisement

  • Promotion to international students at our partner schools and universities

  • Rapid adjustments if demand is low in the days following launch

If we believe that a property cannot be sublet, we will inform you as soon as possible.

Can I sublet in a student residence?

No, subletting in student residences (or HLM) is not authorized. We systematically refuse properties in student residences.
