Answers to your questions.

Am I covered by insurance? ​

Yes, your apartment is covered by insurance at no extra cost to you. When your apartment is sublet through our platform, we require sublet tenants to pay a security deposit, which we can release in the event of damage.

Who will be living in my apartment? ​

Subtenants are French or international students who come to France for a few months as part of an exchange program (internship, study abroad, Erasmus, etc.). Generally, these are students who come to study at our partner schools or universities. During the summer months (May–August), the apartment may be available for short-term rental.

How much does your service cost?

Our management fees are €290.00. They are payable when the apartment is sublet and are deducted from your first rent payment. If the apartment is not sublet, you pay nothing. We then manage your apartment without charging any commission, and you receive 100% of your rent, including charges.

What about the keys? ​

When it comes to keys, it couldn't be simpler: just give us two sets of keys, and if you have an extra set, give it to a trusted friend or family member who lives nearby. While you're away, we'll take care of the keys.

Is subletting legal?

In France, subletting is legal as long as you obtain written permission from your landlord. We will send you a subletting application to submit to your landlord or real estate agency to obtain permission. If necessary, we can contact your landlord to discuss the matter with him or her.

How far in advance should I plan?

We recommend that you contact Swwitch as soon as possible. Even if you don’t yet know your travel dates, you can still reach out to us. This will give us time to contact your landlord, take photos of your apartment, and create your listing. On average, we recommend contacting us at least two months before your departure.

Do I need to remove my belongings while the unit is being sublet?

During the sublease, we require that the apartment remain furnished. Therefore, you must leave all furniture (bed, TV, furniture, closets, etc.) behind. We ask that you remove at least all of your clothing and valuables (whether of financial or sentimental value). During the sublease, you must provide us with a comforter, two pillows, internet access, kitchen utensils, a vacuum cleaner, and a broom. We will provide the bed linens and bath towels.

I haven't received my exchange dates yet. What should I do?

No problem! Feel free to contact us anyway. We’ll work around your schedule!

What about my rental expenses?

All your utility costs are covered: water, electricity, heating, internet...

For electricity and heating, please send us your monthly bill from your EDF account, and this will result in a second refund in addition to your rent.

The following expenses are not reimbursed: condominium fees and garbage collection fees.

How often do I receive my rent refund?

At the beginning of each month, between the 1st and the 5th, you will receive a refund for the rent from the previous month. For example, for the month of February: rent payment between March 1 and March 5.

If we vacate the apartment in the middle of the month, the rent refund will be calculated on a pro-rata basis.

Can I keep my housing allowance?

Legally, you can keep your housing allowance if you are away from France for less than 4 months. If you are away for more than 4 months, you are legally required to stop receiving the assistance.

If you do not stop receiving your benefits, the amount of your housing assistance will be deducted from your rent refund.

If I can't find a subtenant, will I get my rent back?

Once we receive the photos and key details (rent, location, etc.) and after inspecting your property, we assess its subletting potential.
If we determine that there will be no demand, we will notify you immediately and decline to manage the property so as not to waste your time.

It’s very rare that we can’t find a subtenant. We do everything we can to maximize the visibility of your listing:

  • Professional photo shoot

  • Strategic, multi-platform distribution of your ad

  • Promotion to international students at our partner schools and universities

  • Quick adjustments if demand is low in the days following the launch

If we believe that a property cannot be sublet, we will let you know as soon as possible.

Can I sublet a room in a student residence?

No, subletting in student housing (or public housing) is not permitted. We automatically reject listings in student housing or public housing.
